The Project and Location
Where is Rive Lac Tremblant located?

Rive Lac Tremblant is located at 121 and 123 rue Cuttle in Mont-Tremblant, right on the shore of Lac Tremblant, in the Village area of Mont-Tremblant.

How far is it to the pedestrian village and the ski slopes?

The complex offers views of Lac Tremblant and the resort's ski slopes. The pedestrian village is about a 7-minute drive away, and the base of the mountain about 5 minutes.

How many buildings are in the project?

The project includes two buildings connected by a glassed-in walkway, which lets owners move between the buildings under cover and reach the private club and fitness centre. The complex has 69 units in total.

When was the project built?

It is new construction, with units being delivered on an ongoing basis since 2023.

Is there still work underway on the site?

Landscaping of the outdoor common areas, including the access paths and the wellness area, is currently underway, with the goal of completing everything by Christmas, except for the planting and paving, which will be done in spring 2027.

Do all units have a lake view?

Yes.

How do I get to Rive Lac Tremblant from Montréal?

Mont-Tremblant is about a 1.5- to 2-hour drive from Montréal. Take Autoroute 15 North, then Route 117 North.

Amenities
What amenities are available to residents?

Rive Lac Tremblant offers an indoor and outdoor lounge reserved for owners, an indoor gym (workout room and games room), a lakeside outdoor pool, a hot tub, a pool and hot tub pavilion, a private beach and two docks, as well as a welcome area and landscaped grounds.

Is the pool heated? Is it open year-round?

Yes.

How does lake access work?

Residents have direct access to Lac Tremblant through the complex's private beach and two docks. Kayaks, canoes, stand-up paddleboards and pedal boats are permitted. Pets are not allowed at the pool, hot tub, beach or pavilion; on the docks, they are tolerated only long enough to get to a boat.

Can I moor my boat at the dock?

The docks are common areas of the complex. A servitude in favour of the City of Mont-Tremblant limits the total number of motorized watercraft (boats, personal watercraft, etc.) that may be moored there to two. It also restricts the construction of a boat launch and the installation of mooring buoys in front of the complex.

Can I use a kayak, canoe or stand-up paddleboard?

Yes. Non-motorized watercraft such as kayaks, canoes, stand-up paddleboards and pedal boats are permitted on Lac Tremblant.

Is there space to store skis and equipment?

Yes. Each unit has its own private indoor storage space (two for units 901 and 903), ideal for skis, bikes and outdoor gear. However, bikes may not be left in the entrances or hallways.

Are there electric vehicle charging stations?

Each indoor parking space is equipped with an electrical outlet connected directly to the unit's meter.

Parking and Access
Is parking included?

Yes. The complex has secure underground indoor parking. Depending on the unit, one or two garage spaces are included.

Is there visitor parking?

Yes. Some parking spaces are reserved for visitors. Owners and their tenants may not use them without written authorization from the board of directors or the property manager. Shared outdoor spaces are also available.

Is the complex accessible by elevator?

Yes. The buildings are served by elevators.

For Buyers
What types of units are available?

The complex has 69 units: 23 at 121 rue Cuttle and 46 at 123 rue Cuttle.

Do the listed prices include taxes?

No. Since these are new builds, GST and QST are added to the listed price. Depending on the intended use of the unit, a partial rebate may apply in some cases.

How much are the condo fees, and what do they cover?

Condo fees for each unit are calculated based on its share of the common expenses, which ranges from 0.92% to 3.20% depending on the unit. They cover, among other things, maintenance of the common areas, recreational facilities, snow removal and the contingency fund.

Are the municipal and school taxes known?

Available on demand.

Are short-term rentals allowed?

Yes. Owners who wish to rent out their unit on a short-term basis may do so. If they choose to, the rental must be handled by Locations Rive Lac Tremblant Inc., which takes care of marketing and managing the rentals.

How does rental management work?

Can I manage my unit's rentals myself, for example on Airbnb?

No. Under the contract, short-term rentals of the units must be handled by Locations Rive Lac Tremblant Inc.

Are pets allowed?

Yes, pets are allowed in the units. However, the syndicate's board of directors may prohibit an animal deemed to be a nuisance. In that case, the owner, tenant or occupant has two weeks from receipt of a written notice to remove the animal from the unit, failing which the penalties set out in the declaration of co-ownership will apply.

What warranty covers new construction?

The sale of the units is covered by the legal warranty.
